The 2025-2026 snowbird season is wrapping up, and the data tells a clear story: Sun Belt RV demand stayed strong, length-of-stay continued to lengthen, and the geographic footprint of where snowbirds park for the winter keeps broadening beyond the traditional Arizona-Florida corridor.

- Premium Sun Belt parks ran 90-100% occupancy from mid-November through mid-March
- Monthly rates were up 4-7% versus 2024-2025 season, with the biggest gains in markets adding amenity
- Average snowbird stay length: 3.4 months, up from 3.1 the prior season
- Returning-guest share at established snowbird parks ran 65-80%—the highest of any segment in outdoor hospitality
Translation: snowbird sites are the most predictable revenue line in the RV park income statement, and the customer is sticky in a way few other hospitality segments can claim.
The Geography Is Widening
Arizona (the Phoenix-Yuma-Tucson corridor) and Florida (the Gulf Coast, Central Florida, and the Keys) remain the gravity wells, but several secondary markets had standout seasons:
- Texas Hill Country and the Texas Gulf Coast continued double-digit pacing gains as cost-conscious snowbirds priced out of peak Florida markets relocated west
- Southern Mississippi, Alabama, and the Louisiana Gulf Coast had their strongest winter in years, particularly parks within an hour of the coast
- Southern California (Coachella Valley and Imperial County) remained strong despite higher pricing
- Southern New Mexico (Las Cruces, Truth or Consequences, Deming) emerged as an interesting value-play corridor
What the Winning Snowbird Parks Do
- Lock in returning guests early—offer next-season reservations with a small deposit before this season's guests leave
- Build a real community calendar—potlucks, ice cream socials, card nights, fitness classes, craft fairs. Snowbirds choose parks for the people as much as the property.
- Invest in pickleball, fitness, and dog amenities—the three highest-ROI snowbird amenities of the last five years
- Offer storage and arrival/departure services—rig storage, pre-arrival site setup, mail forwarding
- Maintain visible, attentive on-site management—the single biggest driver of repeat-guest behavior
Looking Ahead to 2026-2027
Forward-looking indicators support another strong season. The baby boomer cohort that drives most snowbird demand is still expanding into its peak RV years, the secondary snowbird markets continue to add quality inventory, and the work-from-anywhere tailwind keeps pulling slightly younger snowbirds (early 60s, sometimes late 50s) into longer winter stays.
